Furnace, air conditioning and plumbing in West Jordan

West Jordan grew hard through the 1980s, 1990s and early 2000s, and it is now a city where the furnace, the air conditioner and the water heater in the same house all reach the end of their service life within a few years of each other. That is the call we take most often here, and it is usually the avoidable one.

West Jordan questions we get asked

How long should a water heater last here?

Roughly eight to twelve years on a conventional tank, and hard water pushes most of them toward the bottom of that range. Not enough hot water, rusty water, popping or rumbling from the base, or damp around the bottom of the tank are all worth a call. Some of those are a modest element or thermostat repair. Moisture at the base generally is not, and it is the one that ends with a flooded utility room.

Do you cover West Jordan?

Yes — about twelve minutes from the shop in Sandy across 9000 South. Furnace, air conditioning, water heaters, plumbing, drains and sewer, all on one licence.

Everything in my house seems to be failing at once. Is that normal?

In a house of this vintage, yes, and it is arithmetic rather than bad luck. A furnace lasts fifteen to twenty years, an air conditioner twelve to eighteen, a water heater eight to twelve. Install all three on the same day in 1996 and their second replacements land in a cluster. The useful move is finding out where each one actually is, rather than replacing them in the order they break.

Should I repair or replace?

We will tell you plainly when a repair has stopped being the right money, and just as plainly when it has not. As a Bryant Factory Authorized Dealer we can quote a replacement on the spot, but if the honest answer is an inducer motor rather than a new system, that is the answer you get. Financing exists for the times it genuinely is the system.

What we see in West Jordan homes

A twenty-year build-out, ageing on schedule

West Jordan went from farmland to one of the largest cities in the state inside about two decades. The upside is a great deal of straightforward, well-understood housing. The downside is that whole streets share a build year, so equipment reaches the end together and the cold snap that takes out one furnace tends to take out several.

Hard water, and the appliance bill behind it

Scale is not only a water heater problem. It narrows pipes, coats fixtures, shortens the life of the dishwasher and the washing machine, and makes every scoop of detergent do less. A softener is one of the few plumbing purchases that pays back a real part of itself in appliance lifespan.

Valley floor, and what that means in January

West Jordan sits low in the valley, which is where cold air and everything suspended in it settles during a winter inversion. It does not damage the equipment. It does mean the filter in your return is working harder than the box it came in assumes, and that a one-inch filter changed twice a year is not really a filtration strategy.

Great customer service. Luke is the man! He took the time to talk with me on his birthday and then had my central air up and running the next day.

We had our old furnace making a loud noise, apparently the motor had gone bad so we ended up having iRepair install a new furnace and AC with a new system that is much more efficient.

Eusebio came out within a couple hours, found that we had a couple filters that needed replaced and our cool had frozen over.
