Furnace, air conditioning and plumbing in Draper

Draper is built up the side of the valley and that shapes every system in it. Three floors, long duct runs, an upstairs that will not cool in July and a basement nobody can warm in January. On a hillside air behaves exactly the way you would expect it to, and most equipment here was never set up for it.

Draper questions we get asked

Why is my upstairs so much hotter than the rest of the house?

Because heat rises and your return air does not. In a two or three-storey Draper home the supply runs are long by the time they reach the top floor, the returns are usually all downstairs, and the top floor takes the afternoon sun on the west face as well. A single-zone system will always pick one floor and disappoint the other. The fixes, cheapest first: balance the airflow, add return capacity, zone the system, or put a ductless head in the room that is worst.

Do you cover Draper?

Yes, and it is one of the shortest runs we make — about eight minutes from the shop in Sandy. Furnace, air conditioning, water heaters, plumbing, drains and sewer.

Is a ductless mini-split worth it for a bonus room or a finished basement?

Often yes. Extending ductwork into a converted garage, the bonus room above it or a finished basement frequently costs more than a ductless head does, and the head gives that space its own thermostat instead of making it fight the rest of the house for air. It is a genuinely good answer for one stubborn room and a poor answer for a whole house that simply needs balancing.

Does living on the bench change what equipment I need?

It changes two things at once. Draper sits at about 4,500 feet, so gas equipment derates around ten percent and a 100,000 BTU furnace delivers closer to 90,000. And bench houses see more wind off Corner Canyon and colder clear nights than the valley floor, which pushes the heating load up while the altitude pushes the output down. Both are why the sizing conversation matters more here than a chart suggests.

What we see in Draper homes

Later houses, different faults

Most of Draper went up from the 1990s onward, so the equipment is newer than the south valley average and the failures look different. Less cracked heat exchanger, more control boards, condensate drains, variable-speed blowers and thermostats that were never properly commissioned for the house they are in. A lot of what we find here is a system that works and was never set up.

Above the worst of the inversion, most of the time

Sitting higher on the valley side means Draper is often above the layer that settles over the valley floor in winter. Not always, and not by much, but more often than Murray or West Valley City. Worth knowing if you are weighing up filtration: the case for it here is real, and it is not the same case as it is downtown.

Three floors of plumbing

Taller houses mean longer vertical runs, pressure that reads fine at the hose bib and poor at the top-floor shower, and a basement water heater that has to push hot water much further than one in a rambler does. A recirculation loop is sometimes the answer and sometimes an expensive way to avoid fixing something simpler. We will tell you which one you have.

What customers say

Great customer service. Luke is the man! He took the time to talk with me on his birthday and then had my central air up and running the next day.
Taylor BiceAir conditioning
We had our old furnace making a loud noise, apparently the motor had gone bad so we ended up having iRepair install a new furnace and AC with a new system that is much more efficient.
Larry Smithee Jr.Furnace replacement
Eusebio came out within a couple hours, found that we had a couple filters that needed replaced and our cool had frozen over.
