Furnace, air conditioning and plumbing in Bluffdale

Bluffdale still has both halves of what the south valley used to be. New subdivisions going up toward the Jordan Narrows, and larger semi-rural lots with outbuildings, long service runs and equipment that was specified for a property rather than for a house.

Bluffdale questions we get asked

Do you cover Bluffdale?

Yes — about twelve minutes south of the shop in Sandy, down I-15 or Redwood Road. Furnace, air conditioning, water heaters, plumbing, drains and sewer.

Why do water heaters fail early around here?

Hard water. Scale settles at the bottom of the tank and forms an insulating layer between the burner and the water, so the burner runs longer and hotter to do the same job. That is the rumbling sound, that is the efficiency loss on the gas bill, and that is why a tank rated for twelve years often does not see ten. Flushing helps. A softener helps more, and it protects everything else on the water line at the same time.

I am on a larger lot with outbuildings. Does that change anything?

It changes the plumbing more than the heating. Longer runs to a shop, a barn or a detached garage mean more exposed pipe, more places to freeze, and a shut-off arrangement that usually needs thinking about rather than inheriting. Heating a detached or partly conditioned building is also a different question from heating a house, and a ductless head often answers it more cheaply than extending anything.

How much does altitude matter for furnace sizing?

At about 4,450 feet gas equipment gives up roughly ten percent of its rated input, so a 100,000 BTU furnace delivers closer to 90,000. Many manufacturers also require a high-altitude kit above a given elevation, and that threshold varies by model. Neither fact is visible on the plate of the unit you are replacing, which is why sizing by copying it is wrong in a way nobody notices for years.

What we see in Bluffdale homes

New builds and old properties, ten minutes apart

A 2019 subdivision home and a property that has been there since long before the subdivision are both Bluffdale addresses, and neither tells you anything about the other. The newer ones are tight, on high-efficiency equipment with a condensate drain. The older ones have longer runs, more exposure and more history. We would rather ask than assume which one we are coming to.

Freeze exposure is higher than it looks

Long service runs, unheated outbuildings, hose bibs a good distance from the house, and crawl spaces insulated optimistically. The Wasatch Front gets genuinely cold nights, and a burst pipe in an unheated space is one of the few plumbing failures that does structural damage while you are asleep. Knowing where your shut-offs are costs nothing.

Hard water, and the whole-property case for a softener

Mineral scale narrows pipes, coats fixtures, shortens the life of every water-using appliance and quietly wrecks water heater efficiency. On a larger property with more fixtures and more pipe in the ground, that arithmetic gets worse rather than better.

What customers say

Great customer service. Luke is the man! He took the time to talk with me on his birthday and then had my central air up and running the next day.
Taylor BiceAir conditioning
We had our old furnace making a loud noise, apparently the motor had gone bad so we ended up having iRepair install a new furnace and AC with a new system that is much more efficient.

Eusebio came out within a couple hours, found that we had a couple filters that needed replaced and our cool had frozen over.
