Furnace, air conditioning and plumbing in Herriman

Herriman is one of the fastest-growing cities in Utah and almost all of its housing went up after 2000 — a very large number of homes whose original equipment is now fifteen to twenty years old and reaching the end of it together. It also sits at about 5,000 feet, higher than anywhere else in the valley we cover.

Herriman questions we get asked

Does the altitude in Herriman change what furnace I need?

Yes, and by more than it does lower in the valley. At about 5,000 feet gas equipment loses roughly twelve percent of its rated input, so a furnace marked 100,000 BTU delivers closer to 88,000 in the house. Many manufacturers also require a high-altitude conversion kit above a given elevation, and the threshold varies by model. A replacement sized by copying the old plate inherits whatever the first installer guessed, then adds the derate on top of it.

Do you cover Herriman?

Yes — about twenty minutes from the shop in Sandy, out via Bangerter and Herriman Parkway. Furnace, air conditioning, water heaters, plumbing, drains and sewer.

My house is from 2005 and nothing has been replaced yet. What should I expect?

The water heater is first and may already be overdue — eight to twelve years is the honest range on a tank, and hard water shortens it. The air conditioner is next, at twelve to eighteen. The furnace will typically outlast both. Having somebody put eyes on all three at once is a far cheaper conversation than having them fail one at a time across a bad winter.

Is it windier out here, and does that matter?

The west side of the valley is more exposed than the bench, and wind matters to two things: it increases the heat loss of a house that is not well sealed, and it can affect sidewall vent terminations on high-efficiency furnaces that were sited badly. Neither is dramatic. Both show up as a system that never quite keeps up, rather than as a breakdown.

What we see in Herriman homes

A city that is almost entirely one generation old

Herriman went from a few thousand people to one of the larger cities in the state in about twenty years. Nearly every house is post-2000, which means high-efficiency equipment, PVC venting, condensate drains and control boards — and it means a whole city of original installs arriving at end of life inside the same handful of years.

The highest ground we cover in the valley

At about 5,000 feet Herriman sits noticeably above Murray or West Valley City. Twelve percent off the rated input of every gas appliance in the house is not a rounding error across a twenty-year system life, and it is the single most common thing left out of a replacement quote.

Hard water does not spare new equipment

A new house does not get softer water than an old one. Scale shortens water heater life here the way it does everywhere else on the Front, and on a tank installed with the house that clock started the day you moved in. Flushing helps; a softener helps more and protects the rest of the plumbing with it.

What customers say

Great customer service. Luke is the man! He took the time to talk with me on his birthday and then had my central air up and running the next day.

We had our old furnace making a loud noise, apparently the motor had gone bad so we ended up having iRepair install a new furnace and AC with a new system that is much more efficient.

Eusebio came out within a couple hours, found that we had a couple filters that needed replaced and our cool had frozen over.
