Furnace, air conditioning and plumbing in South Jordan
South Jordan is two housing stocks in one city. There is the older west-side farmland conversion, and there is Daybreak, going up since 2004 and full of tight, well-insulated homes running high-efficiency condensing equipment. They fail in completely different ways, and it matters who turns up.

South Jordan questions we get asked
My furnace is only a few years old and it keeps shutting off. Why?
On a modern condensing furnace that is usually the pressure switch, and the pressure switch is usually telling the truth. It trips when the furnace cannot draw or exhaust properly: a blocked condensate drain backing water into the trap, a plugged inlet screen, or an obstructed sidewall vent termination. The furnace is doing exactly what it is designed to do. The job is finding what it is objecting to, not bypassing it.
Do you work on Daybreak homes?
Yes, and Daybreak is about ten minutes from the shop in Sandy. The equipment there is newer and more efficient than the valley average, so the work is condensate management, control boards, ECM blowers and PVC venting rather than the faults you find in a 1980s house — and it is a tight envelope, where ventilation and filtration decisions genuinely change the air you breathe.
Why does a high-efficiency furnace need a drain?
Because pulling that much heat out of the exhaust condenses the water vapour in it, and that condensate is mildly acidic and has to go somewhere. A ninety-plus percent furnace produces it continuously all winter. When the drain line, the trap or the pump blocks, the furnace stops — which is correct behaviour, and it is the single most common no-heat call we take on newer equipment.
Is the water hard enough here to matter?
Yes. The south-west valley runs on treated valley water rather than canyon snowmelt, and scale is why most water heaters in this area fall short of their rated life. It also coats fixtures, narrows pipes and quietly wrecks the efficiency of every water-using appliance in the house. Flushing the tank helps; a softener helps more and pays back part of itself in appliance life.

What we see in South Jordan homes
Daybreak is a different building-science problem
A tight, well-insulated house holds the heat you put into it, which is the point. It also holds everything else — humidity, cooking, off-gassing, whatever came in with the dog. An older leaky house ventilates itself badly and continuously; a newer one does not, so ventilation, filtration and a bath and range exhaust that actually works stop being nice-to-haves. Most of the comfort complaints we see in new construction are air problems, not equipment problems.
The rest of the city is older than Daybreak suggests
South Jordan west of Redwood and along the older streets has housing from long before 2004, on ordinary eighty-percent furnaces and ducting that has been added to more than once. Both halves of the city are ten minutes from us and neither one gets a template answer.
Sizing at 4,450 feet
Gas equipment here loses about ten percent of its rated input to altitude, so 100,000 BTU on the plate is closer to 90,000 in the house. In a new tight home the heating load is lower than the square footage implies, so the two pull in opposite directions and a guess lands badly in both at once. That is a load calculation, not a rule of thumb.

What customers say
Great customer service. Luke is the man! He took the time to talk with me on his birthday and then had my central air up and running the next day.
We had our old furnace making a loud noise, apparently the motor had gone bad so we ended up having iRepair install a new furnace and AC with a new system that is much more efficient.
Eusebio came out within a couple hours, found that we had a couple filters that needed replaced and our cool had frozen over.
